Investire nelle residenze per anziani – Verso una tassonomia ESG per la rigenerazione immobiliare

Abstract

La crescente attenzione alle residenze per anziani sta cambiando il paradigma del mercato immobiliare, concentrando l’interesse di operatori finanziari e investitori verso la valorizzazione del comparto nella direzione della sostenibilità ESG (ambientale, sociale e di governance). Le misure introdotte dall’Unione Europea in materia di neutralità carbonica e di finanza sostenibile richiedono l’implementazione di modelli di gestione e di processi rigenerativi, articolati entro scenari integrati di decarbonizzazione e di verifica degli obiettivi dell’Agenda 2030, tali da ridurre l’impronta ambientale, generando benefici all’economia e alla società. La ricerca definisce uno strumento a supporto del progetto di pratiche abitative per anziani in chiave ESG, proponendo una tassonomia a impatto sociale positivo, tale da compensare un know-how ancora poco adeguato a sostenere questa transizione.

Architetto e PhD, è Assegnista di Ricerca e Docente a contratto presso il Dipartimento DiAP; svolge attività di ricerca sull’innovazione tipologica e tecnologica smart di edifici per utenze deboli, sulle tecnologie green e sui materiali a basso impatto ambientale, sull’utilizzo di metodologie e strumenti per il controllo e la gestione del progetto digitali, anche in chiave ESG.
